PCS orders provide a destination and a reporting requirement. They do not automatically create a good home buying timeline. The service members who end up happiest with their San Antonio purchase are usually the ones who started early, understood the market before they needed to act, and refused to let a report date force a decision.

A realistic PCS timeline
When orders come in
Start with education rather than individual listings. Which installation the commute runs to, the reporting timeline, financing, monthly payment comfort, and commute expectations all shape where the search should focus.
Several months out
Narrow communities, weigh new construction against resale, review market conditions, and prepare financially. Understanding the market first makes the search specific later.
House hunting leave
Confirm decisions and evaluate serious options. With preparation done in advance, the trip is not spent figuring out which part of San Antonio to consider.
Working back from the report date
A financed purchase still needs time for inspections, appraisal, underwriting, title work, final loan approval, and closing. New construction can follow a completely different timeline.
Which part of JBSA matters from the beginning. Lackland, Randolph, Fort Sam Houston, and Camp Bullis create very different home search areas, with different communities, school districts, tax rates, and commute routes around each.

San Antonio is also geographically large. A home that looks reasonably close to a JBSA installation on a map may feel very different during morning or afternoon traffic.

Buying the wrong home because the clock is running is usually a much bigger problem than using temporary housing while continuing the search. A PCS deadline should not force someone into a purchase before they are ready.
Buying without seeing the home in person
Many military buyers purchase their San Antonio home without being physically present for the search. Done properly, it requires much more than sending listing links.
