Builder incentives are part of the Boerne new construction market
Most sales in Corley Farms and Fox Falls, and about 6 in 10 in Esperanza, included a seller concession, typically around $22,000 to $26,000 in the first two. In new construction, these usually reflect builder incentives toward closing costs, rate buydowns, or upgrades. Buyers should compare incentives across builders, and resale sellers in these communities should expect to compete with them.
Does a Boerne address mean Kendall County?
Not always. Boerne itself is in Kendall County, but the Boerne mailing area extends into northwest Bexar County.

School district
Much of the area is served by Boerne ISD, but assignments vary by address. Confirm the district and schools for each home.

Prices vary widely even within a single community. Esperanza sales ranged from about $400,000 to $1.1 million, and Cordillera Ranch from $850,000 to $4.9 million, so a Boerne home is best priced against recent sales of similar homes and lots, not community averages or online estimates.
Sellers in or near new construction communities should also account for builder incentives when setting price and terms. Request a free CMA for your Boerne home or read how Tami prices homes.
