For a city this size, that is an unusually wide spread, and it comes down to whether a home was built in the 1960s or in the past few years.

This guide profiles five Live Oak communities and 133 closed sales using real MLS data rather than online estimates. Live Oak homes fall into four broad price tiers, and the dividing line is largely when the home was built.

Live Oak Village represents some of the city's more established housing, with older ranch style homes, larger yards, and convenient access to shopping, dining, and major roads. Homes here were built largely in the 1960s and 1970s, and its 56 closed sales make it the most active community in this guide.

Prices here run well below the rest of Live Oak. That reflects the size, age, and features of these homes, which are often under 1,500 square feet, rather than condition problems. Lots, by contrast, are among the largest in the city, several above a third of an acre.

Woodcrest

About $175,000 to $382,000

Woodcrest is a large established community that includes the Auburn Hills section, with homes by KB Home, Gemcraft, Richmond American, and Terramark. Its 44 closed sales ranged from small one-story homes near 1,100 square feet to homes approaching 3,700, which is why the price range is so wide.

The Auburn Hills section accounted for the upper part of that range, with KB Home properties generally between $235,000 and $382,000. Every Woodcrest sale over the past year was a pre-owned home.

Bridlewood Park is known for an established neighborhood setting with mature trees and larger residential lots. Its homes were built by New Leaf Homes, Ryland Homes, and D.R. Horton, and all eleven sales over the past year were pre-owned. Lot sizes run larger than most of Live Oak, from about 0.17 to 0.27 acre.

Vista Ridge

Vista Ridge is one of Live Oak's active new construction communities, built by HistoryMaker Homes and Ashton Woods. Fifteen of its sixteen closed sales were new homes, from about 1,900 to 3,050 square feet.

Skybrooke is the newest and highest priced community in this guide, built by View Homes and HVH Homes. All six of its closed sales over the past year were new construction, from about 1,840 to 2,490 square feet, and none included a seller concession.

Two markets, one small city

A 1,200 square foot home from the 1960s on a third of an acre and a new 2,500 square foot builder home a few minutes away are both Live Oak, and roughly $250,000 apart. Buyers should be clear about which they are shopping for before comparing prices. Sellers should price against the homes their actual buyer is considering, which may include new construction across the northeast corridor rather than just the house down the street.

What do buyers not realize about Live Oak?

A small city next to a major retail hub

Live Oak is relatively small, but it sits beside one of the busiest commercial areas in northeast San Antonio. IKEA and the Randolph Brooks Federal Credit Union headquarters are both in Live Oak, and The Forum at Olympia Parkway, which carries a Selma address, sits right across the highway from IKEA.

Its own parks and recreation

The city maintains the 75-acre Live Oak Main City Park, with walking trails around Live Oak Lake, disc golf courses, a skate spot, a basketball court, a football field, and three baseball fields.

Boundaries do not line up

Mailing addresses, ZIP codes, municipal boundaries, and school district boundaries don't always match here. A San Antonio mailing address does not necessarily mean a home sits within the City of San Antonio.

Two very different housing markets

Homes from the 1960s and 1970s and homes built in the past few years sell in the same small city, at prices roughly $250,000 apart. What a buyer is comparing depends entirely on which part of Live Oak they're looking at.
