Helotes, a small city of about 9,000 residents northwest of San Antonio in Bexar County, offers Hill Country terrain and a wide range of homes. Based on LERA MLS closed sales from September 2025 through September 2026, Helotes neighborhoods range from about $260,000 in the production sections of Sonoma Ranch to more than $1 million in acreage communities such as Shadow Canyon and Los Reyes Canyons. The Sanctuary, Triana, and parts of Iron Horse Canyon fall in between.

This guide profiles seven Helotes communities using real sales data rather than online estimates. It was prepared by Tami Price, Broker Owner of Tami Price Properties, who has two decades of experience and about 1,000 closed transactions across Greater San Antonio.

Helotes homes fall into four broad price tiers. Several communities span more than one tier, depending on the section and lot size.

Sonoma Ranch

From about $260,000 to over $1.7 million

Sonoma Ranch is the most active community in Helotes, with more closed sales over the past year than the other six communities in this guide combined. It is made up of several sections that differ sharply in price, home size, and lot size, so the section matters as much as the community name.

Production sections

31 sales from about $260,000 to $415,000. Homes by D.R. Horton, Continental, and Lennar, about 1,500 to 3,000 sq ft on lots of roughly 0.12 to 0.21 acre.

Move-up sections

25 sales from about $430,000 to $575,000. Homes by Medallion, Highland, and others, about 2,200 to 3,900 sq ft, mostly on lots of 0.15 to 0.4 acre.

Custom sections

10 sales from about $680,000 to $1,755,000. Custom and semi-custom homes by McNair, Monticello, Sierra, and others, about 3,100 to 5,700 sq ft on lots of about 0.34 acre to over 2 acres.

 

The Sanctuary

About $410,000 to $500,000

The Sanctuary is a production-builder community off State Highway 16, with homes by Ashton Woods, Gehan, and Wilshire, many built in the early 2010s. It has a mandatory HOA with modest dues. Despite descriptions online calling it a gated luxury enclave, recent sales show it is one of the more accessible price points in Helotes, with homes on lots of about a sixth to a third of an acre.

Triana

Triana is a gated community off Bandera Road near Scenic Loop Road, served by Northside ISD, with a neighborhood pool, park, and playground. Homes were built mostly in the 2010s by builders including Ryland, CalAtlantic, and David Weekley.

Iron Horse Canyon includes several sections, among them The Ranch, The Ridge, Riata, and The Estates. It is served by Northside ISD, with a pool, park, playground, and basketball court. Some lots in The Estates back to Government Canyon State Natural Area.

Helotes Canyon offers larger homes on lots approaching or exceeding an acre, many built by Texas Homes. Sales are infrequent, so each one carries extra weight when pricing a home here.

Seller concessions are part of the Helotes market

About two-thirds of Sonoma Ranch sales and 9 of 12 Triana sales in the past year included a seller concession, most often toward the buyer's closing costs and usually under about $20,000. For buyers, that means concessions are a realistic part of an offer. For sellers, it means planning for them when estimating net proceeds.

What should buyers know before buying in Helotes?

City limits and taxes

Many homes with a Helotes address sit outside the city limits. Tax rates and city services depend on the exact location, so compare total tax rates, not just prices.

School district

All seven communities in this guide are served by Northside ISD, but school assignments vary by address. Confirm schools for each home.

Acreage details

Some larger lots use septic systems rather than city sewer, and hillside lots can involve drainage and access considerations worth inspecting.

Commute

Helotes connects to Loop 1604 and State Highway 16. Drives to downtown and most JBSA installations run longer than from inside Loop 1604, so test the route at rush hour.
