Front Gate is a gated community built by Ashton Woods and Highland Homes, with gate-themed street names such as Fairs Gate, Stevenson Gate, and Kings Gate. Its lots are the smallest in this guide, from about 0.18 to 0.55 acre, which puts its entry prices below the acreage communities. Every sale over the past year was a pre-owned home, from about 2,650 to 4,120 square feet.

The Woods at Fair Oaks

About $609,000 to $1,000,000

Every home that sold in The Woods at Fair Oaks over the past year was a pre-owned Perry Homes property, on lots of about half an acre to four fifths of an acre. Street names such as Monument Oak, Woodland Parkway, and Timberland Trail reflect the established tree cover that draws buyers here. Floor plans ranged widely, from about 2,750 to 5,760 square feet.

Arbors at Fair Oaks Ranch

Arbors at Fair Oaks Ranch is the newest community in this guide and the only one where new construction made up most of the sales. Scott Felder Homes built all three homes that sold over the past year, two of them new, on lots of about 0.29 to 0.49 acre. New construction there has since ended, so future sales will be resale homes.

Deer Meadow Estates

Deer Meadow Estates is a custom home community on lots approaching an acre, with equestrian street names such as Keeneland Drive, Cavalry Drive, and Jodhpur. Its four sales over the past year were all pre-owned custom homes of about 3,160 to 4,290 square feet, several with golf cart garages.

Stone Creek Ranch

About $1,125,000 to $1,950,000

Stone Creek Ranch is the highest priced community in this guide and the most active, with 13 closed sales over the past year, more than a third of all sales covered here. Homes are custom builds on lots of roughly one to one and a half acres, from about 2,880 to 5,020 square feet, built by firms including Atkinson Custom Homes, John Merritt Homes, Sitterle Homes, Ramey & O'Neil, Mattern & Fitzgerald, and BCM Custom Homes.

Despite the price point, homes here moved quickly. The median time on market was 32 days, and three of the 13 sales closed within 20 days.

Fair Oaks Ranch spans Bexar, Comal, and Kendall counties, so the county, appraisal district, and total tax rate depend on where the property sits. Two similar homes in the same city can carry different tax bills.

Several communities had three or four closed sales over the past year, which means a seller cannot rely on a price per square foot average the way they might in a production home neighborhood. Lot size, finish level, condition, and whether the home is custom all move the number.

Homes that sold quickly were generally priced in line with recent sales, while several that lingered had started well above where they eventually closed.
