Commute time in San Antonio depends far more on which loop a home sits inside than on raw distance. A house eight miles from a gate can take longer to reach than one twelve miles out. That distinction gets worked out before a client tours anything.
VA Loans and VA Loan Assumptions

She has also personally closed 12 VA loan assumptions. When a seller holds a VA loan at a rate well below current market, an eligible buyer may be able to assume it. The savings over the life of the loan can be substantial, but assumptions involve servicer approval, entitlement substitution, and an equity gap that has to be solved. Most agents in San Antonio have never closed one. Getting one to the table requires knowing where the process breaks down before it breaks down.
Buying Remotely
Many military buyers go under contract before they ever set foot in San Antonio. Texas supports fully remote transactions: virtual walkthroughs, electronic contracts, licensed inspections with the report delivered directly to the buyer, and mail-away or mobile notary closings.
The practical requirement is a buyer's representative on the ground who will walk the property honestly, including the parts a seller would rather not highlight. Tami handles that personally rather than delegating it.
The option period is what makes buying from a distance workable. In Texas, a buyer can negotiate a set number of days after going under contract to complete inspections and, for a nominal fee, terminate for any reason at all. A licensed inspector produces the report, and most inspectors will walk the buyer through their findings by phone so questions get answered in real time. Negotiating enough days into the contract up front is one of the more consequential things that happen.
