San Antonio’s food scene just scored a major win. Terry Black’s Barbecue, one of the most famous names in Texas barbecue, has officially broken ground on a $12 million project near the Pearl. The new restaurant will bring smoky brisket, ribs, and sausage to 2100 Broadway—and that’s not all. The development will also feature a parking garage and a boutique hotel.

Why is this big news?

San Antonio has a strong barbecue culture, but Terry Black’s is in a league of its own. With locations in Austin and Dallas drawing long lines of locals and tourists, the arrival of this iconic brand signals San Antonio’s continued rise as a dining destination.

The location near the Pearl makes this even bigger. The Pearl has become one of San Antonio’s hottest growth areas, with trendy apartments, luxury condos, and historic properties nearby. Adding Terry Black’s just increases the neighborhood’s pull.

Real estate impact around Broadway & Pearl

This project isn’t just about barbecue. It’s part of a wave of development that’s making Broadway one of the most desirable urban corridors in San Antonio.

  • Property values near the Pearl keep climbing. Proximity to food, entertainment, and jobs makes this area highly competitive.
  • Urban lifestyle demand is growing. Buyers looking for condos or homes near Pearl love walkability.
  • Commercial real estate follows food traffic. When a brand like Terry Black’s sets up shop, it brings more retail, boutique hotels, and development interest.

Timeline

Construction started in August 2025 and is expected to wrap up by May 2026. The boutique hotel component makes this a mixed-use project that will drive even more tourism and local engagement.
