Helotes, a small but fast-growing community northwest of San Antonio, is about to see a major housing addition: Apollo Oaks, a $12.8 million build-to-rent (BTR) development featuring 30 duplex homes with private yards. Construction begins in September 2025, with the first residents expected to move in by May 2026.

What is a Build-to-Rent Community?

Unlike traditional rental housing, BTR communities are designed to look and feel like single-family neighborhoods. Apollo Oaks’ duplex homes will offer the privacy and space of a house, but with the flexibility and convenience of renting.

BTR communities have been gaining popularity nationwide, especially among:

  • Young professionals priced out of buying but wanting more space than an apartment offers
  • Families who want a yard and a good school district without a mortgage
  • Retirees seeking low-maintenance living

Why Helotes?

Helotes offers small-town charm with quick access to San Antonio via Loop 1604 and Bandera Road. It’s known for:

  • Highly rated Northside ISD schools
  • The historic Helotes Old Town district
  • Natural beauty, including nearby Government Canyon State Natural Area

By adding Apollo Oaks, Helotes will expand its rental inventory, something that’s been in high demand as home prices have risen.

Design and Amenities

While full architectural details haven’t been released, BTR communities often include:

  • Open-concept floor plans
  • Energy-efficient appliances
  • Pet-friendly policies
  • Private outdoor space
  • On-site management or maintenance services

Given the investment size, Apollo Oaks will likely aim for a balance between affordability and comfort.

Impact on Greater San Antonio’s Housing Market

The San Antonio metro area has seen rising home prices, making renting a more attractive option for some. Build-to-rent neighborhoods like Apollo Oaks could help meet demand for housing that’s more spacious than apartments but still flexible.

For Helotes, this means:

  • An expanded pool of housing for incoming residents
  • Potential short-term rental opportunities for investors (depending on HOA/lease rules)
  • Increased retail and service demand in nearby businesses

Proximity to Major Employers

Helotes is within commuting distance to major San Antonio employers like USAA, Valero Energy, and several military installations, including Lackland AFB. This makes Apollo Oaks a strategic location for military families relocating to the area through PCS orders.
