San Antonio Real Estate Market Update: Late June 2025
By Tami Price, Realtor | San Antonio, Texas
As June comes to a close, the San Antonio housing market continues to show strong performance and growing momentum. Weekly sales data from the San Antonio Board of REALTORS® reveals a notable upswing in both sales volume and average pricing, clear signs that the summer season is pushing buyer demand upward. Here’s what happened in the local market during the last two weeks of the month.
Home Sales Surge Across San Antonio
For the week of June 16–22, 2025, San Antonio saw 443 homes sold. By the week of June 23–29, 2025, that number jumped to 599 homes sold, marking one of the highest weekly volumes this year. This surge points to increased buyer confidence and seasonal urgency, especially among families looking to move before the school year starts.
This type of increase is a strong indicator for sellers: well-prepared, appropriately priced homes are receiving offers and fast.
Average Sales Price Continues to Climb
In addition to the rise in transactions, average pricing also showed healthy gains. The average sales price increased from $403,538 to $410,722, suggesting that higher-value homes are moving in greater numbers or that buyers are willing to stretch for upgraded finishes, larger footprints, or desirable locations. Sellers should take note, if your home offers standout features or recent upgrades, now is a strategic time to list.
Median Price Holds Steady in a Competitive Range
The median sales price moved from $327,950 to $330,000, a modest gain that reflects continued strength in the middle tier of the market. This is good news for buyers who are watching affordability. Despite the overall rise in pricing, the market remains accessible for many, with plenty of opportunity to find well-matched homes in San Antonio’s diverse neighborhoods.
Buyer Tips for Late Summer 2025
For homebuyers, the recent increase in market activity means it’s more important than ever to act quickly. Get pre-approved, know your budget, and be ready to move decisively when the right home hits the market. With more homes selling in shorter timeframes, working with a knowledgeable local agent is essential to avoid missing opportunities.
Seller Advice: Now is the Time to Prepare
If you’re considering selling, the final weeks of summer offer a window of opportunity. The combination of rising buyer activity and solid pricing trends gives sellers leverage, especially when homes are move-in ready and professionally marketed. Partnering with a Realtor who understands weekly fluctuations ensures your pricing strategy matches market conditions, not outdated trends.
